Villa Vivaio is located on the south-eastern side of Sicily, in the heart of the Val di Noto, famous for its fascinating Baroque architecture and rich indigenous cultivation. Just 10 minutes from Marzamemi and 20 minutes from the centre of Noto, the villa is ideally located as a base for exploring the area. From its elevated position, you can capture panoramic views of the Vendicari Nature Reserve, only 5 km away, with its beautiful beaches and typical vegetation. In total harmony with its natural surroundings, the sinuous shapes of the garden, designed by landscape architect Ivan Gallo, follow the natural undulation of the land around the villa in total osmosis with the views of the reserve. The villa boasts an exquisitely designed outdoor area in the shade of a canopy with a dining area and barbecue inviting guests to pleasant meals. Beyond the dining area is an outdoor sitting area from which to admire the Vendicari marsh and the sea. On a lower level of the garden towers the large infinity pool with wide teak borders. The exterior blends in perfect harmony and fluidity with the interior. The owners have chosen to pay great attention to detail, using local artists and craftsmen. Inside, the rooms are bright thanks to the large French windows opening onto the terrace. The kitchen has a traditional flavour, given by the lacquered terracotta worktop, the vintage sideboard and the central table. The four double bedrooms enjoy generous space and have direct access to their own space outside. The spaciousness of this villa makes it ideal for a large group where everyone will find their own space. For those who prefer to explore the area, the Vendicari nature reserve offers a number of walking trails, fine sandy beaches, rocky shores, lagoons, flora and fauna. The delightful old village of Marzamemi teems with picturesque bars and restaurants.

Interior
The fully air-conditioned villa has two floors. On the ground floor, an antique wooden door opens onto the main entrance. The latter leads to the corridor and to the bright informal living room, characterised by a living area with comfortable sofas and a rich bookcase, as well as a dining area with large windows overlooking the outside. The dining area is connected to the kitchen which can also be accessed from the corridor, facilitating the free flow of this space. The corridor then leads to a small single room and a private bathroom. Also on this floor are two double bedrooms, each with its own en-suite bathroom, wardrobe and private access to the outside. In addition to the bedrooms, there is the formal dining room, which opens onto a terrace, and the second living room, with double-glazed windows overlooking the beautiful garden. On the upper floor, there are two comfortable and elegant double bedrooms, each with en-suite bathroom, wardrobe and terrace overlooking the countryside and the Vendicari marsh. All the bathrooms, covered with the classic majolica tiles of master ceramist Nicolò Giuliano di Monreale, have double sinks, large showers and are also lit by skylights.
Park
This villa displays an exceptional quality of landscape that surrounds it. Upon entering the property one is immediately greeted by the avenue bordered by orange trees followed by the imposing pale stone staircase where real cacti alternate with works of art. Surrounding the house is a large furnished terrace with a sitting area under the canopy. On the other side of the terrace is a second living area with masonry sofas directly accessible from one of the two double rooms. Romantic paths winding up a hill among evergreens and Mediterranean scrub lead to the dining area shaded by fine reeds with an outdoor kitchen with a large fixed barbecue and a large wooden table with long benches. At the end is a masonry living area with a view of the Vendicari marsh. Steps bordered by fragrant rosemary lead to the lower level of the garden, which houses the area with the large swimming pool with shower area and bathroom and a small gym with two exercise bikes and a multi-purpose bench. The park includes a cactus garden and a pond (please be careful with children in this area).
Swimming pool
The swimming pool is located in a secluded position and not visible from the house, from which it is about 50 m away, on a lower level of the garden that is reached by a flight of 15 steps. The rectangular, infinity pool measures 16 x 4 m with a depth ranging from 1.20 m to 1.80 m. It is lined with PVC and the border is made of local light-coloured stone. All around, the teak wood flooring offers a large area with deckchairs and sunbeds under a bamboo cover. Nearby is a changing room with hot water showers and a bathroom. There is also a small air-conditioned gymnasium nearby. The pool can also be used in the evening thanks to lighting both inside and outside the pool and will be open from the last Saturday in April to the first Saturday in October.
