Villa Tiche is located just a few minutes' drive from Sciacca, a picturesque coastal town famous for its beautiful beaches, harbour and lively historic centre with narrow medieval streets, ancient churches and numerous places to enjoy the local cuisine, including fresh fish, olive oil and the famous Sicilian wines. The villa is located in a residential area from which you can reach the sea with a short walk. This modern, newly built villa is situated 50 metres above sea level and offers approximately 350 square metres spread over two floors, with cosy and convivial spaces, perfect for relaxing or dining with friends both indoors and outdoors. The bedrooms are large and airy, and the large French windows, both in the living room and in the bedrooms, create a harmonious continuity between indoor and outdoor spaces. The pool area, with its essential lines, is the heart of the villa, ideal for relaxation both during the day and in the evening. The terraced garden surrounding the villa extends over several levels, with paved paths and terraces, connected by steps here and there. From here one can enjoy spectacular sunsets and breathtaking sea views. The beaches on the south-western coast of Sicily are among the most beautiful and varied on the island, with long stretches of golden sand, hidden coves and clear waters. For those who prefer to stay in the vicinity, the beach nestled among the rocks is only a few minutes' walk away and offers a quiet atmosphere. A few minutes further on is the sandy beach of San Marco, with bathing establishments and seaside restaurants. Golf enthusiasts will not be disappointed, as the Verdura Resort offers two 18-hole courses integrated into the natural landscape, with spectacular views of the sea and surrounding hills.

Interiors

The main entrance is located on the side of the villa and opens onto a cosy hallway where a small sitting area with two original armchairs has been created, the junction point between the living area, separated by a sliding glass door, and the iron staircase leading to the upper floor. The airy open space houses a comfortable seating area with modular sofas and a flat screen. Between the modern kitchen with an island and the living room is the dining area, with a table seating up to 10 people. The brightness of the room is guaranteed by the full-wall French door, which provides access to the veranda. The kitchen leads to the sleeping area on the ground floor, where the first two double bedrooms are located, each with walk-in wardrobe and private bathroom with shower. Both rooms have direct access to the outside. In the sleeping area there is also a small but well-organised laundry room. Returning to the entrance hallway, the designer iron staircase leads to the upper floor, where three more double bedrooms are located, each with its own en suite bathroom with shower. Each room has a private portion of a furnished terrace with a sea view, and is equipped with a desk; one of the rooms also offers a seating area with a sofa. An external staircase leads from the upstairs landing to the rear garden. N.B. The villa has some steps without handrails, so care should be taken.

Park

The more than 2,000 square metre grounds are laid out in a terraced garden on several levels, alternating lawn areas, paths and paved platforms that connect the various entrances to the house, creating various relaxation areas. It is possible to relax on the lawn in the shade of a generous white mulberry tree or on the seat at the foot of the rock. At the back stretches half the land, left in its natural, barren state, typical of the Mediterranean scrubland in this area. From the dirt road leading to the villa, private parking for two cars is located immediately below the steps leading to the entrance of the villa. Here one is greeted by a sun terrace, which via a small slope leads to the veranda, furnished with a dining and living area shaded by a canopy and overlooking the pool, in a natural continuity. In this space there is also a mobile barbecue.

Swimming pool

The infinity pool is located on the ground floor level, directly opposite the veranda, and offers a splendid view of the sea. It looks like a natural extension of the veranda and is easily accessible with just a few steps from the open space inside. The pool, rectangular in shape with dimensions of 9 x 4.5 metres and a depth of 1.50 metres, is lined with stoneware tiles; it has both Roman-style sunken steps and a side ladder. A small difference in height of two steps separates the pool from the solarium area of about 15 square metres, furnished with sun loungers and parasols. A short distance away is the sun shower. The pool, sanitised with salt, can also be used at night thanks to indoor and outdoor lighting, and is open all year round.

Villa Tiche is ideally located for exploring south-western Sicily, a region rich in history, authenticity, natural beauty and enchanting beaches. The villa is just 6 km from Sciacca, a historic coastal town known for its seafaring traditions, thermal waters and vibrant ceramic handicraft production. Founded in ancient times, Sciacca boasts a picturesque historic centre with narrow medieval streets, ancient churches and noble palaces. The town is also famous for its port, one of the most important in Sicily, and for its Carnival, one of the oldest and most colourful on the island. Its beaches and views of the Mediterranean Sea complete a fascinating panorama. Not far away is Selinunte, an extraordinary archaeological site and one of the largest archaeological parks in Europe, famous for its impressive Greek temple ruins set in a breathtaking natural landscape. At a slightly greater distance is the Valley of the Temples in Agrigento, a UNESCO World Heritage Site and home to some of the best-preserved Greek ruins in the world. Other locations such as Mazara del Vallo, Marsala and Eraclea Minoa present a unique architectural and cultural mix, thanks to the influences of ancient civilisations such as the Phoenicians, Greeks, Romans and Arabs. The surrounding area is characterised by beautiful natural landscapes, with hills, vineyards and the blue sea, making the area ideal for those seeking relaxation and culture. The beaches on the south-western coast are renowned for their variety and beauty: from rugged, rocky shores to long stretches of fine sand, with options for all tastes, including free and equipped beaches. The closest beach to the villa is Testa di Crasto, a cove nestled among the rocks just 600 metres away, easily reached on foot. If you continue for another 200 metres, you reach San Marco beach, with bathing establishments and fresh fish restaurants. San Marco is also accessible by car, only 2.5 km away. The beaches of San Marco and Sovareto offer shallow waters and suggestive views, while Eraclea Minoa is immersed in nature and surrounded by white cliffs and Mediterranean pines, creating a spectacular landscape. At Menfi, the beaches of Porto Palo and Lido Fiori are renowned for their fine sand and clean sea, often awarded the Blue Flag. Further east, towards Agrigento, the famous Scala dei Turchi has a unique stepped white marl cliff, with a crystal clear sea and an almost surreal atmosphere.
